LINEA-TEEPLE ARCHITECTS

LINEA TOWNHOMES
2958 Bayview Avenue, Toronto, ON, Canada

11 Luxury Townhouses in the North section of the City. 

The exterior design is a fusion of natural materials including the extra tall custom mahogany entry doors, rich Canadian Limestone and large expanses of glass, framed with stained wood accents, and a zinc clad roof.

 
The interiors consist of an open plan concept and generous floor to ceiling windows. Living and dining spaces are defined by changes of level rather than enclosing walls.
An open riser staircase and elevator, vertically connect each level within the homes. 


A two-car tandem garage off a private drive opens directly into a lower level. A formal entry off Bayview Avenue offers visitors a lush green landscape though the front yard. 
The generous dining and kitchen areas overlook the one and half storey living space. The Kitchen opens onto a west facing cedar deck with views of mature trees. 


The second level consists of two large bedrooms, a laundry room, linen closet and balcony. The master bedroom level offers large walk-in closets, a large en-suite  and a study.

60 RICHMOND-TEEPLE ARCHITECTS

 

60 Richmond Street East, Toronto, ON, Canada

LEED Gold

Toronto’s first housing co-operative in 20 years, 60 Richmond East is an urban in-fill project that incorporates a dynamic building program and LEED initiatives. Interlocking and contrasting volumes and voids create a sculptural and spatial composition that animates the streetscape. The building is home to hospitality-industry workers and their families who were displaced due to the redevelopment of Regent Park - one of the city’s largest social housing renewal projects. A resident-run restaurant and training kitchen provide supplementary income and additional experience for the residents, and a community garden on the sixth floor terrace provides food for the restaurant and uses the organic waste generated by the kitchen as compost. Rainwater is used for garden irrigation. These elements create a self-sustaining condition of ‘urban permaculture’.

MONTROSE-TEEPLE ARCHITECTS

MONTROSE CULTURAL CENTRE + GRANDE PRAIRIE LIBRARY
9839 – 103 Avenue, Grande Prairie, AB, Canada

LEED Silver


Set in downtown Grande Prairie, Alberta, the Montrose Cultural Centre is conceived as a new cultural hub and rejuvenated civic focal point. The Centre houses a library, community meeting rooms, a café, art gallery, state-of-the-art information technology stations and a variety of flexible spaces to house curated exhibitions and other cultural events. Capturing the prairie grasslands and the dramatic beauty of the northern light is the central focus of the overall design. The building is in complete harmony with the low lying horizon that precedes it. The library is linked to the newly expanded Prairie Art Gallery, also designed by Teeple Architects.

M5V-TEEPLE ARCHITECTS

M5V CONDOMINIUMS
375 King Street West, Toronto, ON, Canada

LEED Silver


Designed as an elegant and 37 storeys, mixed-use, residential tower, M5V is characterized by the juxtaposition of two masses sliding past each other. On the King Street facade: a wall of coloured glass acts as a curtain that extends the full height of the building. Adding to its unique profile, Private Terraces reach out beyond the structure, providing panoramic views of the whole city. Iconic interest comes from the vibrant red box Mechanical Room at mid-tower - an innovative feature that maximizes efficiency, houses the building’s rainwater retrieval system, and enhances the building's commitment to sustainable design and development.

With a budget of $60 Million, M5V is designed as a sustainable building with a LEED Silver certification. The green view is manifested through design and advanced building systems. The building's compact floorplates allow for efficient circulation and ample natural light in each suite. Standard suite features include Scavolini kitchens from Italy, direct fresh air via an in-suite Energy Recovery Ventilator (ERV), programmable thermostats, and stainless steel European appliances; including a 5 burner gas cook-top.

SANCTUARY-TEEPLE ARCHITECTS

SANCTUARY LOFTS
243 Perth Ave, Toronto, ON, Canada

The project involves the renovation and transformation of an existing church building into residential lofts, and the addition of a new loft building on the existing church’s parking lot. 

Working with the existing structure proved to be a very complex task, requiring the involvement of many consultants, including historical architecture consultants. 
To accommodate the City’s parking requirements, an underground parking was proposed, but the site’s limited area and the footings of the church added more complexity to the problem.

The final design includes 20 residential lofts in the church building and 15 new lofts in the adjacent building.

GANSEVOORT-TEEPLE ARCHITECTS

GANSEVOORT HOTEL + RESIDENCES
318 Richmond Street West, Toronto, ON, Canada

The form of the city is registered in the volume of this mixed use project. The volume of the building shifts in relation to two streets that terminate on the site, Widmer Street to the south and Beverley Street to the north. The glazed three storey retail/commercial base, which is set at the Richmond St. property line, supports a more solid section that offers visual and acoustic privacy to the suites. At the ninth and tenth floors, the two-storey residential units step back from the Richmond St. property line. This setback and the predominantly glazed envelope create a visual separation between the building base and the floors above which have a variegated surface in response to the urban influences beyond.

The project includes a unit mix from studio units to three bedroom units, the primary type being one bedroom plus den units. The net saleable area is at 82% of the gross floor area.

The building is oriented north/south, limiting east/west exposure to minimize heat gain. All south facades are shaded. Other sustainable design features include in-suite heat recovery and the use of finishes with low VOC and high recycled content.

CENTRE BLOCK-QUADRANGLE ARCHITECTS

KITCHENER CENTRE BLOCK

Kitchener, ON, Canada

A high-quality, mixed-use development which includes diverse residential development, ground floor retail, and combinations of safe, connected public and private outdoor spaces.
The project sets a new standard for architecture and urban design for a high-density residential development in Waterloo Region. It achieves maximum density on the site and makes a significant contribution to Kitchener's downtown as a vibrant urban place by attracting new residents and contributing to an improved balance between employment and residents in the downtown.

The proposal also addresses the City's requirement for Leadership in Energy and Environmental Design (LEED) standards, supporting Kitchener's Environmental Strategy. It also advances the objectives of the City's Economic Development Strategy by creating a new magnet for talented young people and investment, strengthening the brand of Downtown Kitchener.

DUNDAS-QUADRANGLE ARCHITECTS

DUNDAS AND SHORNCLIFFE

Etobicoke, ON, Canada
A proposal to replace the existing low-rise industrial and commercial buildings Dundas Street West and Shorncliffe Road, in Toronto, with six residential condominium towers, up to 35 storeys in height, and two 12-storey mixed-use buildings with ground floor, street-related commercial uses fronting on Dundas Street West. A public park, private road, underground parking and amenity spaces would also be provided.  The project wouldhave approximately 25% coverage and a density of 4.2 FSI.

RIVERDALE-QUADRANGLE ARCHITECTS

RIVERDALE LIBRARY

370 Broadview Avenue, Toronto, ON, Canada

Renovation of the Riverdale branch of the Toronto Public Library, to celebrate its 100 year anniversary. It includes a marketplace area that features high demand collections, and a combined customer service desk with circulation and reference function for improved service and ergonomics.
Other enhancements include an expanded teen area with meeting space, reconfigured computer Learning Centre and increased study space in the Children’s Area.

The ultimate luxury getaway, the City Centre Hotel is a non-gaming hotel that forms a striking gateway to the MGM Project in Las Vegas. Fronting the Strip, it will be one of the tallest buildings on this famed Las Vegas boulevard.

Originally 228 luxury condo residences catering to the ultra chic and young celebrities were scheduled to be included, but now the City Centre Hotel and Spa will be strictly for hotel guests.

ASHBRIDGES BAY-ARCHITECTS ALLIANCE

ASHBRIDGES BAY WATER TREATMENT PLANT

Toronto, ON, Canada

Located on Lake Ontario near the mouth of the Don River, the Ashbridges Bay Treatment Plant is the sole treatment plant for the wastewater generated by 4.5 million Toronto residents. planningAlliance, together with Diana Gerrard Landscape Architecture, was commissioned to prepare a Landscape Master Plan for the plant’s extensive grounds. The result creates a unique integration between a working public utility, the waterfront and the surrounding city.


The plan comprised a walking circuit marked by distinct ecological zones (or “gardens”), significant views, and interpretive signage that explains the functioning of the Plant, its relationship to the City and the lake, and the evolution of the site and broader waterfront over Toronto’s history. The team held a variety of public workshops, open houses, and public design charettes throughout the planning process, and maintained a website that informed citizens about the emerging design and encouraged their participation.


The plan received awards from the Washington, DC-based Waterfront Center, Canadian Architect, the Canadian Institute of Planners and the Canadian Society of Landscape Architects.

DUBAI MARINA, EMAAR PROPERTIES

Dubai, United Arab Emirates

Located on Dubai Marina Lake, this development interacts with the water in distinct manner. The podium extends under the towers and holds retail, parking and luxury townhouses; and recreational facilities on its landscaped roof. The two smaller building sections overhang the lake, while the upper levels house spacious penthouses.
